Planning performance agreements
Planning Performance Agreements (PPAs) aim to improve the quality of planning applications and the decision making process by bringing together the Local Planning Authority (LPA), developer and key stakeholders, to work together in partnership.
About planning performance agreements (PPAs)
A PPA is agreed voluntarily between the applicant and the local planning authority and provides a useful framework for discussions about the issues that will need to be addressed.
We offer PPAs for both residential and non-residential development, the agreement ensures that there are clear timescales regarding communication throughout the process, however, please note that a PPA does not guarantee permission nor does it guarantee timescales for determining applications.
PPAs can be particularly useful in setting out an efficient and transparent process for determining large and/or complex planning applications.
Nothing within a PPA should be taken as guaranteeing the grant of planning permission. All planning applications will be considered and determined on their merits, against adopted planning policy, guidance and any other material considerations in the same manner as an application without such an agreement. The purpose of the agreement is to remove uncertainty that can be associated with the processing of large and complex planning applications and agree standards with respect to the mechanics of the process, with no reference to outcome whatsoever.

- All applications requiring Environmental Impact Assessments
CATEGORY B - £5,890 (inclusive of VAT)
- Dwellings: 250-749 dwellings to be constructed
- Non-residential development: Developments 25,000m2 - 74,999m2 or where there is a site area between 2.5ha and 7.49ha
CATEGORY C - £4,819.50 (inclusive of VAT)
- Dwellings: 100-249 dwellings to be constructed
- Non-residential development: Developments 10,000m2 - 24,999m2 or where there is a site area between 1ha and 2.49ha
CATEGORY D - £2,677.50 (inclusive of VAT)
- Dwellings: 30-99 dwellings to be constructed
- Non-residential development: Developments 3,000m2 - 9,999m2 or where there is a site area between 0.3ha and 0.99ha
CATEGORY E - £1,606.50 (inclusive of VAT)
- Dwellings: 10-29 dwellings to be constructed
- Non-residential development: Developments 1,000m2 - 2,999m2 or where there is a site area between 0.1ha and 0.29ha
CATEGORY F - £1,071 (inclusive of VAT)
- Dwellings: 5-9 dwellings to be constructed
- Non-residential development: Developments 500m2 - 999m2
CATEGORY G - £750 (inclusive of VAT)
- Dwellings: 2-4 dwellings to be constructed
- Non-residential development: Developments 76m2 - 499m2
CATEGORY H - £321.50 (inclusive of VAT)
- Dwellings: 1 new dwelling or a replacement dwelling
- Non-residential development: Developments 75m2 or less
- Non-residential Lawful Development Certificates
- Change of Use
- Householder applications for alterations and/or extensions to dwellings or flats and Lawful Development Certificates
- Car parking (hardstanding), service roads and other accesses
- Works to a listed building
